The Comp Trap: Why Bad Comps Kill Good Deals!

Situation: Using wrong comparables can make you overpay—or misjudge your exit price—wrecking your returns before the deal even starts.
Tips & Tricks: Don’t use listing asking prices, they are often inflated – Try to only use actual sales prices. Also, beware of using appraised value from the county appraiser’s website as these values are not always in-synch with the current retail sales market.
